State of the Market, Q1 2017

See below for Q1 2017 recap of the Hoboken and Jersey City real estate markets.

The start of 2017 saw many more homes come on the market than previous years and bidding wars are the norm in Hoboken and Jersey City. The “Spring Market” in these two towns start in the dead of winter around January 15th when bonus season begins and holiday time is complete. Over the last month and a half we have been a part of many bidding wars, some successful and some not as Buyers are paying more than they have in years.

How's the market? Here's what you need to know for Hoboken:

  • The average sale is now $748,000 which is up 3.1% vs. year ago
  • Average dollar per square foot is now $696 which is up 5.8% vs. year ago
  • 56% of homes are sold at or above asking price

Here's what you need to know for Jersey City:

  • The average sale is now $796,000 which is up 7.1% vs. year ago
  • Average dollar per square foot is now $771 which is up 11.5% vs.year ago
  • 53% of homes are sold at or above asking price
